Liberty Exchange Business Park is First Ever Project
Developed by St. John Properties in Carroll County
Construction Underway, Buildings Complete by Second Quarter 2010
In late 2009, Trout Daniel Senior Associate John Sindler brokered the lease of 40 acres of land in Eldersburg to St. John Properties Inc. (dba as Eldersburg Investors, LLC) from AP Golf, Inc. The deal was the final hurdle in transforming a former golf driving range into Liberty Exchange, a 225,000 square-foot business park, the largest Economic Development Project ever in Carroll County, according to the Carroll County’s Office of Economic Development.
Carroll County’s Economic Development Director, Lawrence Twele, welcomes the project and believes the development of the office/flex/retail park will create the infrastructure necessary to grow the county’s industrial base and address ongoing business growth in the Eldersburg area.
To accommodate the new complex, Route 26 will be widened to six, and at one point, seven lanes to allow access to the park and adjacent residential areas.
Liberty Exchange, is slated to have 10 buildings, including two research and development buildings, two single-story office buildings, various eateries, medical offices and service-related shops designed as amenities for office personnel. Creating internal retail spaces will offer employees amenities and services within the park, alleviating traffic along Liberty Road and relieving some resident’s concerns about the project increasing traffic flow.
The self-contained business community is one of the largest in recent memory and first master planned business park in years in Carroll County. Liberty Exchange is expected to generate more than 500 permanent jobs and 400 more during the construction phase which is already under way with the first buildings set to be completed by the end of the second quarter of 2010. New office and retail tenants are expected to be announced soon.
Liberty Exchange is located west of Eldersburg near the intersection of MD routes 32 and 26 (Liberty Road) in Carroll County. Named by Money Magazine as the 47TH “Best Place to Live” in the country it is close to several interstates and convenient to Baltimore, Columbia, and Washington, DC markets.
