| Trout Daniel & Associates is exclusively representing an established light manufacturing enterprise seeking to identify and acquire 40,000 to 100,000 square feet of warehouse / distribution space in Baltimore City or County or along the Baltimore-Washington Corridor in Howard and Anne Arundel Counties. |

Space needs to fit the following requirements:
- 40,000 to 100,000 square feet of warehouse / distribution space
- Facility must be in close proximity to mass transit
- 18' minimum clear height (24' clear preferred)
- 2 Dock minimum (drive-in preferred but not required)
- Land or excess space for future expansion
- Properties with existing tenants shall be considered
- Zoning that permits rubber extrusion manufacturing is a plus
- Desired occupancy is January 2010
*NOTE: Client is now considering to lease with the option to purchase in 2 years.
