TD&A Lease for Green Industrial Recycling Business
BALTIMORE – Trout Daniel & Associates, a full-service commercial real estate company, announces the lease of 4501 Curtis Avenue, a 54,000 square-foot building located in Baltimore, to Chesapeake Compost Works Benefit, LLC. Centrally located in a heavy industrial business community, the property will be used to operate a green industrial recycling facility that converts organic waste materials into compost, the largest of its kind in the state of Maryland.
“We chose this location in the southern part of Baltimore City because it’s centrally located in the state and accessible by major highways, creating easier access for businesses and individuals in southern Maryland and D.C.,” said Vinnie Bevivino, owner of Chesapeake Compost Works. “We are a prime example of a green industrial business that can be placed in an industrial neighborhood where there is a need and manufacture a quality product while doing good for the environment. ”
Steven L. Cornblatt, principal at Trout Daniel, represented Bevivino in the transaction. Toby Mink of BTR Curtis, LLC, represented the landlord.
Chesapeake Compost Works will be open for business October 1st following minor tenant improvements to the property. Additionally a new aeration system is being installed to completely manage the composting process and eliminate odors.
“Unlike most other composting facilities, we compost everything indoors,” Bevivino said. “Our aeration system pushes air through the compost piles and into a biofilter on a constant basis, actively filtering and eliminating odors. Potential odors are the greatest neighborhood concern and this system allows us to significantly eliminate that worry.”
With composting typically averaging a two-to-three-month completion process, Chesapeake Compost Works is looking to collect source materials following their open, allowing for the sale of their product come late winter or early spring.
“We are partnering with a number of local businesses for organic waste collection, cutting down on their transportation costs,” Bevivino said. “In turn this keeps the cost of composting down, and more restaurants, cafeterias, hotels, and grocery stores divert their waste to us instead of the landfill.”
In addition to their local business partnership, Chesapeake Compost Works will create approximately 10 new job opportunities in its first year open.
