Trout Daniel & Associates Announces Sale of Baltimore’s Homeland Shopping Center

Trout Daniel Associates Announces Sale Of Baltimores Homeland Shopping Center

BALTIMORE – Trout Daniel & Associates, a full-service commercial real estate firm, announces the sale of Homeland Shopping Center, 31,000 sq. ft., fully-leased mixed-use center located on York Road in Baltimore City.

With a footprint of nearly 1.5 acres, and 16 tenants, Homeland Shopping Center is a neighborhood icon at the intersection of York Road and Woodbourne Avenue in Baltimore City. With a daily traffic count of over 28,000 cars a day, Homeland is a landmark property in the hub of the busy and classic Govans neighborhood of York Road, just south of Northern Parkway.

Homeland came to market 100% leased to 16 tenants, with tenant uses ranging from retail, medical, services, food and liquor and office uses. Most of the tenants have been at Homeland for years, and the center benefits from a large interior parking lot, two buildings, a York Rd pylon at the cross section of one of Baltimore’s most bustling retail thoroughfares.

The property was sold on March 29, 2024, for $4,040,000. Gilbert Trout of TD&A represented the seller, Homeland Retail Center LLC, and Soon Park of Crown Real Estate represented the buyer, York Investment Inc.

States Trout: “Homeland Shopping Center was under contract within 45 days of our marketing deployment. The sale of this Baltimore City asset generated strong and constant interest from a wide variety of investors from not only the Baltimore market, but from also from throughout Maryland, DC and Virginia.”

“Why was there so much interest in Homeland? The chief reason is that Homeland is what I’d call a ‘necessity center.’ The Govans neighborhood is dense and diverse, and when the services a center provides are a perfect match to the needs of this community, there is a synergy that results in occupancy and stability. Homeland has it all: food, health care, a driving school and retail; in addition, the tenants are wonderful people and are devoted to this neighborhood. The Govans community responds in kind, and the parity between the types of tenants in Homeland center and the needs of the surrounding community is why Homeland has been 100% leased for years.” States Trout, “Govans is loaded with authentic Baltimore style, history and so many caring people, and I’m grateful to be a part of the economic growth of Baltimore City and of the York Road corridor.”
